Beer Is Saving Neighborhoods Across America

NEW YORK (AP) — To see how a small business can transform a neighborhood, just follow the barrels.

About 30 years ago, beer lovers wanting to create their own drinks started taking over abandoned old buildings in rundown city districts, refitted them with tanks, kettles and casks, and started churning out beer. The byproduct was a boom in craft beer drinkers: Barrels shipped have more than doubled in the past decade, according to trade publication Beer Marketer's Insights. Craft beer now makes up nearly 7 percent of the slow-growing U.S. beer market.

But beer drinkers weren't the only beneficiaries. The arrival of a craft brewery was also often one of the first signs that a neighborhood was changing. From New England to the West Coast, new businesses bubbled up around breweries, drawing young people and creating a vibrant community where families could plant roots and small businesses could thrive.

It happened in Cleveland. Once an industrial powerhouse, the Rust Belt city has been losing residents since the 1950s. Manufacturing jobs disappeared. The city nearly went bankrupt in 1978.

Marred by abandoned buildings and boarded-up stores after several hard decades, the downtown Ohio City neighborhood, just west of the Cuyahoga River, which divides Cleveland, was "perceived as dangerous and blighted" into the 1980s, says Eric Wobser. He works for Ohio City Inc., a nonprofit that promotes residential and commercial development while trying to preserve the neighborhood's older buildings.

Enter Great Lakes Brewing, which opened in 1988. Over the years, it's built a brewery and a brewpub from structures that once housed a feed store, a saloon and a livery stable.

"We resurrected all of them," says Pat Conway, who founded Great Lakes with his brother, Daniel. "We've beautified the neighborhood, provided a stunning restoration."

Other breweries and businesses — a pasta maker, a bike shop, a tortilla factory, as well as restaurants and bars — followed. Newcomers are flocking to the neighborhood, even though Cleveland's overall population is still declining. The city repaved the quiet street next to the brewery, Market Ave., with cobblestones, and poured millions into renovating the West Side Market, whose origins date back to the 19th century. Today, more than 100 vendors sell produce, meat, cheese and other foods there.

What's going on in Cleveland is happening across the country. Trendy small businesses like breweries and younger residents have been returning to downtown neighborhoods in many cities across the U.S. The biggest cities are growing faster than the suburbs around them, according to Census data.

Another benefit of the brewery boom: Manufacturers like brewers typically pay workers more than service businesses like restaurants or shops do. That's good for local economies.

But for some, the bubbles are bursting. In Brooklyn, N.Y., breweries are feeling the heat from rising real estate costs.

When Brooklyn Brewery opened in the Williamsburg section of the borough in 1996, its neighbors were mostly deserted warehouses and factories. Today, Brooklyn Brewery is surrounded by modern apartment buildings, trendy bars, shops and restaurants. There's still some graffiti, but that hasn't deterred the influx of new residents willing to spend a lot of money to live there. In the past decade, home values in the Brewery's neighborhood have more than doubled — up 145 percent, according to real estate appraiser Miller Samuel.

Rising prices might force Brooklyn Brewery to exit the trendy scene it jump-started. It has two buildings in Williamsburg, the brewery and a building across the street where it stores and ages its beer. Leases are up in 2025, and Brooklyn Brewery's co-founder and president, Steve Hindy, is already worried that the company will get kicked out of its warehouse. Once an iron foundry, the building, built in 1896, has been bought by developers who Hindy says won't renew the lease. He suspects that they want to convert the space into apartments.

The landlord, Solomon Jacobs, says he doesn't yet know what's going to happen with the lease.

But Hindy is already scouting other, cheaper neighborhoods in Brooklyn.

"We sowed the seeds of our own demise here," Hindy says.

Gentrification is pressuring at least one other nearby brewer. Kelly Taylor, who owns Kelso, is looking for new space in Brooklyn or the Bronx because he thinks his landlord won't renew the lease in 2017. In Kelso's neighborhood, the Clinton Hill section of Brooklyn, home prices have almost doubled over the past 10 years, according to Miller Samuel data.

"He'll tear down and build something more lucrative," Taylor says speculatively of his landlord.

However, the building's manager, Fred Sanders, says the lease was just renewed last year for five more years, and he hasn't had any conversations with Kelso about the future.

Even if the brewery owners don't have confirmation that they'll be forced to move, history shows they have reason to be concerned. Winifred Curran, a geography professor at DePaul University in Chicago, studies how gentrification changes cities. She wrote her graduate-school dissertation on how gentrification in Brooklyn's Williamsburg neighborhood affected small manufacturers. Small businesses struggled to stay put while developers converted factories and warehouses into lucrative lofts and swarms of wealthy new residents drove up prices, she says. She warns that the appeal of revitalized neighborhoods can decimate small businesses, both old and new.

"You can try to use the establishment of manufacturing businesses to be the wedge that allows gentrification to happen, but then you need to protect those businesses," Curran says. Otherwise "the market creates this demand for industrial space and then kills the goose that laid the golden egg."

Outside of New York, costs are lower, and many brewery owners in other cities say they haven't felt similar pressures from developers. But New York flashes a warning sign for what can happen when neighborhoods become popular.

One brewery, in Boston, is relatively protected. Harpoon Brewery opened on the South Boston waterfront in 1986, when it was surrounded by auto body shops and little else. Now the brewery draws more than 85,000 people a year from tours and tastings. These days, the city is focused on redeveloping the area. New apartment and office buildings, restaurants and a convention center sit nearby. Harpoon recently negotiated a 50-year lease with the city. The rent will rise over time, but generally, long leases provide protection from spikes that can happen when an area becomes so popular that property values skyrocket.

On the country's other coast, the tech boom has made one brewpub's growth plans more complicated. The 21st Amendment brewery, in San Francisco, is two blocks from the Giants' baseball stadium, which opened in 2000 and, along with the bustling technology sector, transformed the city's SoMa neighborhood from abandoned warehouses to hot spot. Now the company wants to build an 80,000-square-foot brewery — but that's not possible in SoMa.

"The manufacturing element of the business has been priced out," says 21st Amendment's founder, Nico Freccia. The company has opened offices in the East Bay, and he's scouting space there for the brewery, hoping to "help anchor the revitalization" of an Oakland neighborhood.

Similar dreams are fueling a new beer company in New York. Bronx Brewery is setting up shop in the Mott Haven section, next to a lumberyard, a manufacturer and the plant that prints the New York Post.

"We really want to be in the Bronx, be a part of a south Bronx community that's growing like crazy," says Chris Gallant, co-founder of the brewery, which will have a space for visitors. "We hope to get as many people there as possible — it'll definitely serve as marketing," he says.

About 29 percent of Bronx residents live in poverty, compared with 15 percent for all of New York state, according to Census data.

"I think that entire area is going to increase in value," Gallant says. "That's great for the south Bronx. But it could put us in a tough spot 10 years from now."

Small business owners tackled the hard work of transforming industrial buildings, many of which had sat empty as demographic changes pulled manufacturers and residents to the suburbs. Barrels shipped have more than doubled in the past decade, and craft beer now makes up nearly 7 percent of a U.S. beer market that is growing slowly overall, according to trade publication Beer Marketer's Insights. While it probably would have been cheaper for the company to be in the suburbs, the brewery's managers are "committed urbanists" who like the idea of contributing to the vitality of the central city as opposed to building on undeveloped land in the suburbs, says Boulevard's CFO, Jeff Crum. Boulevard helped him find his building, and nowadays the coffee factory and brewery host tours and weddings. Desperately Seeking Snowden: Where In The Russian Airport Is The Fugitive Whistleblower? Yesterday, infamous whistleblower Edward Snowden, stuck nearly two weeks in the transit zone of Moscow's Sheremetyevo airport, finally got some good news: first Nicaragua, then Venezuela broke the rejection letter trend, and in bombastic and very political fashion, offered him asylum (although as with everything in politics nothing is concluded until he is actually on some Latin American beach). However, a question remains: *just where is Snowden right now? *After all, following his initial public appearance and video with the Guardian and WaPo, there have been virtually no public sightings of him, despite his current location in one of the most public venues in the world: the Moscow airport.

Reuters wonders how this is possible: "The former U.S. spy agency contractor has managed to stay out of sight for two weeks since arriving from Hong Kong on June 23, hoping to fly on to a country that would not send him back to the United States to face espionage charges. The hordes of reporters who for days camped out in the hope of finding him have long since packed up and left. These days Snowden just provides sport for bored passengers trying to spot him as they while away the hours waiting for connecting flights."

Some are amazed he has managed to stay there for 2 weeks:



"I offered my kids $200 to get a picture of him," Simon Parry, a Briton,
said as he waited in the interconnected transit area between terminals
D, E and F, a maze of corridors, lounges, fast food restaurants and duty
free shops."

 

"The wireless Internet is appalling, the prices are awful, and people never smile. So I commend him for making it 24 hours, let alone two weeks. I might rather face trial," Parry said, sitting with his family at a Burger King outlet in Terminal E."



So just where is he in the Moscow labyrinth that is a flashback to the eponymous Tom Hanks movie?

The WaPo has some observations:

[Snowden] has made himself lost for nearly 12 days in a mile-long transit corridor dotted with six VIP lounges, a 66-room capsule hotel, assorted coffee shops, a Burger King and about 20 duty-free shops selling Jack Daniel’s, Cuban rum, Russian vodka and red caviar that costs four times as much as it does in the city.

Unless he’s across the runway in private Terminal A, in the watchful company of Russian officials.

Everybody wants to find him. Journalists want to interview him. The United States wants to prosecute him. And now Anna Chapman wants to marry him.

He has made himself lost for nearly 12 days in a mile-long transit corridor dotted with six VIP lounges, a 66-room capsule hotel, assorted coffee shops, a Burger King and about 20 duty-free shops selling Jack Daniel’s, Cuban rum, Russian vodka and red caviar that costs four times as much as it does in the city.

Thursday was a quiet day at Sheremetyevo but a normal one, with the packs of journalists tiring of the unrequited chase. Athletic teams from Mongolia and China made their way through the airport en route to university games in Kazan. Families with young children waited for flights to summer resorts.

Anastasia Shodieva was selling costume jewelry and stuffed animals at a souvenir stand near the Skoda car display, where the journalists camped out last week. When asked about Snowden, she had to be prompted.

“Oh, that sort-of agent?” she asked, adding that the affair made no difference to her.

*The transit zone*

The United States wants Snowden on charges of theft and disclosing classified information in violation of the Espionage Act. Scores of journalists were waiting when his flight from Hong Kong landed June 23 in Terminal F. No sign of him. Others filled seats on Aeroflot to Havana — airport officials said Snowden had a ticket for June 24 — and flew off, taking pictures of his empty seat.

The airport’s half-dozen buildings cover an area as big as about 100 football fields, set off a traffic-clogged road 18 miles from the city center. A transit zone, about a mile long, wends its way along the sides of terminals D, E and F, which are connected by a walkway so arriving passengers can board connecting international flights without having to pass through passport control and customs, which requires a visa.

Terminal D, the most modern part, has soaring ceilings and a men’s room with an age-old smell to it. Tatyana Yudina, at the register of a traditional, lacquered-wood crafts souvenir stand, shrugged at the name “Snowden.”

Last week, journalists staked out a chain called Shokoladnitsa, hoping they would find Snowden drinking a $7 cappuccino or an $11 nonalcoholic mojito with $9 blini and red caviar. Nyet.

The capsule hotel rents tiny rooms for about $15 an hour, with a four-hour minimum. No one was spotted going in and out Thursday, and the clerk on duty frostily declared that she wasn’t allowed to talk with reporters.

*An odd choice*

Russians are a little bemused at all that fuss over surveillance. Many believe that the authorities can read their mail at will, listen in on their calls and sprinkle bugs around as they please.

“Wiretapping is so common, so this is not news,” said Alina Gorchakova, a 48-year-old account manager who stopped to chat on a city street.

What doesn’t seem normal to many is why Snowden decided to go to Ecuador, his original destination, through Russia. Once he arrived here, with his U.S. passport revoked, Ecuador has grown less enthusiastic. Russia says he can go anywhere he likes — he just needs a destination and authorized travel documents. So why doesn’t he go? Or show his face?

And Svetlana Chibisova, a 45-year-old tour agency manager, found it strange that an American carrying U.S. secrets would travel by way of Russia, where security agencies are very much in control.

“I don’t understand what he was thinking,” she said. “Is he a little boy with no idea about the consequences?”

Olga Prokopenko, 40, deputy director of a pharmaceutical company, said the Snowden affair sounded like a fairy tale. “How long will he have to stay in the transit zone? What is he eating there, and where does he sleep? Has anyone seen him at all? Strange.”

“I really wish he could be in some other transit zone,” she said, “because you never know what our authorities will do.”

Often, the television news doesn’t add up, said Yuri Artemiev, a 73-year-old retired aviation engineer.

Earlier this year we met Chef Michael Lomonaco of Porter House New York, a classic American-style steakhouse, who shared some of his key grilling tips.

He showed us how to select the right piece of meat, how long to cook it for, and how to take care of your grill.

Chef Lomonaco walked us through some of the important terms and concepts you need to understand to cook delicious steaks right at home.

-The terms "prime meat" and "dry-aged" really do matter when it comes to quality.-

*Prime meat* has a "great deal of marble or fat within the beef, the fattiness makes it so delicious," says Chef Lomonaco. It serves as a natural source of flavoring when it cooks.

*Dry-aged meat* is kept in a specially controlled locker.

By controlling the temperature and humidity of the space, the meat's enzymes are able to develop and interact creating more complex favors.

Specifically, Chef Lomonaco explains, "dry-aged beef has a particular flavor, a nutty aroma, and pronounced beef flavor."

In addition to the flavor, aged-beef is firmer than non-aged and has less moisture content. The reduced moisture helps tenderize the meat and concentrate the flavor. 

Because the meat is more tender is feels firmer than regular beef and this can affect the "finger test" when trying to gauge doneness. More on the "finger test" later.





-You don't always need to get the most expensive cut to get a great steak.-

Sure when you go to a steak house you want to get the prime, dry-aged rib-eye that you only find at the finest restaurants. But when cooking at home, a simpler cut can still get stunning results. 

Chef Lomonaco recommends skirt steaks or hanger steaks for home cooking because these cuts have a great flavor and quality and can be cooked easily on the grill or in a cast iron pan. They are also a lot cheaper than the pricier prime cuts. 

This can even be true at restaurants. New York Magazine gave its coveted top 2012 steak award to a modest $15 hanger steak in Brooklyn.





-Let the meat reach room temperature before cooking.-

And this goes for chicken and fish too! The meat will cook more evenly if it is the same temperature throughout.

Professional kitchens that have super high-powered grills, like Porter House NY's 1800º F grill, can cook a frozen piece of meat just fine.

But if you are cooking on your home grill (which probably maxes out at around 500-600º F) letting the meat reach an even room temp will help you control the temperature of your meat better as you cook it.

PAMPLONA, Spain -- The start of the annual San Fermin bull-running festival was delayed briefly on Saturday by masked men who unfurled a huge Basque flag, blocking the view of a balcony where a rocket that officially marks the beginning of the revelry is launched.

Minutes before the celebrations were due to begin, several masked men were seen unfurling the flag, known as the Ikurrina, and draping it from rooftops after launching a cord across the square by using a fishing rod.

Thousands of revelers, dressed in traditional white with a red handkerchief around their necks, packed the square chanting "Viva San Fermin" as the flag was removed.

Scuffles broke out as youths shouted insults in the Basque language and made offensive gestures at the balcony where dignitaries also waited for the view to be cleared.

The rocket shot upwards to cheers, marking the official beginning of the celebrations, 19 minutes late.

A firework also exploded among the crowd, causing some alarm and confusion.

The nine-day fiesta – a heady mix of alcohol, daily bull runs, all-night partying and adrenaline – was immortalized in Ernest Hemingway's 1926 novel "The Sun Also Rises."

The first of eight bull runs will begin at 8 a.m. (0600 GMT) Sunday when thousands of thrill-seekers hope to outrun six fearsome bulls along a narrow 875 yards (800 meters) course through the city's streets.

Beasts and humans often fall over, jostling and stomping on each other as they hurtle down dew-moistened cobblestone alleys on their way towards the city's bullring.

Late in the afternoon the bulls will face matadors and be killed in the ring, with their meat served up in some of Pamplona's best restaurants.

Dozens of people are injured each year in the morning runs. Most get hurt after tripping and falling in the rush, but some are gored and trampled by the massive beasts.

The fighting bulls used in the centuries-old fiesta can weigh up to at 1,380 pounds (625 kilograms) and have killed 15 people since record-keeping began in 1924.

Quinn Calls Guns In Bars A Prescription For Violence'

In a Friday announcement made from one of Chicago's busiest, most bar and restaurant-heavy districts, Gov. Pat Quinn urged lawmakers to accept his proposed changes to the state's concealed carry law while blasting guns and booze as a "toxic mixture."

Quinn stood alongside Chicago restaurant owners in Wrigleyville as he publicly pressed lawmakers to keep his proposed changes, which include a ban on guns from any establishment that serves alcohol. Saying allowing guns and alcohol to mix would be a "prescription for violence and disaster," Quinn cited Wrigleyville as an example of a hot tourist destination that could suffer if the current concealed carry law stands.

“It is an unsettling feeling to stand next to someone doing a couple of shots of tequila or whiskey and having four beers who has a weapon,” Sam Sanchez told the Sun-Times. Sanches, who owns Moe’s Cantina and John Barleycorn restaurants said the Friday night crowd can average 900 people at each of his establishments.

If anyone is allowed to carry a weapon, he said, “People feel uncomfortable. People will leave.”

Under the current legislation, concealed weapons would be banned from sports centers like Wrigley Field. Glenn Keefer of the Illinois Restaurant Association questioned why, under the same legislation, concealed guns would be allowed in other establishments that serve alcohol, such as sports bars.

Keefer, who told DNAinfo Chicago that he once lost a friend to a drunken gunman outside a bar said, "It is illegal to drink and drive. It should be illegal to drink and carry a gun."

"We want people to visit our city," Quinn added. "We want to keep people safe."

The current concealed carry legislation bars guns only from restaurants whose liquor sales amount to less than half of gross sales, the Associated Press reports.

Many legislatures have come out in opposition to Quinn's changes since the governor wielded his amendatory veto power earlier this week. If you're struggling to keep yourself financially afloat, it probably isn't because you made a couple of big splurges. Rather, you're probably making a bunch of small spending mistakes on a regular basis, and these bad habits are adding up in a big way.

And as is the case with many bad habits, you probably won't even realize it's a problem until you come home one night to find that your friends are staging an intervention. So, consider this an intervention: You're doing a lot of stupid things with your money, and it's time to make some changes before you completely drain your bank account.

This being the week of July Fourth, let's compose a new declaration of independence: You're going break free from whichever spending habits are killing your wallet. While everyone's has their own unique catalog of transgressions, here are a few common money blunders that you might be making on a regular basis.

*Getting Delivery or Dining Out Too Often*

You eat at least three meals a day, which adds up to about a hundred opportunities a month to overspend. Too many people seize those opportunities by going out to eat or ordering delivery.

Take lunch, for instance. No, really -- take lunch. Because if you're going to Au Bon Pain or Cosi or another sandwich chain instead of packing your own sandwich, you're likely paying around $8 instead of the $3 or so it would cost to make own in your own kitchen. If you're getting food delivered to the office, you're paying even more -- most of the restaurants on Seamless.com have a delivery minimum of $10 to $15, plus the tip you should be giving the guy delivering it.

Going out to dinner is even worse. Entrees will run you at least $15 each, appetizers and alcohol will jack up the price even further, and then you've got a tip of around 20 percent.

Even breakfast is a budget-killer. Buy a box of cereal at the beginning of the week, and each bowl will cost less than a dollar. Go out for a croissant or breakfast sandwich every morning, and you're easily spending twice that.

Liberate yourself from high dining costs: Do more of your own cooking.

*Deceiving Yourself with Daily Deals*

There are a lot of ways daily deal sites can eat into your finances. You might buy a bad deal that turns out not to offer the savings it promised. Maybe you've purchased a deal and forgotten to redeem it. Or perhaps you bought a bunch of Groupon stock after the IPO and then watched in dismay as it tanked.

But there's another way that daily deals can cost you -- simply by enticing you to buy a bunch of deals you don't need.

Retailers have always lured shoppers by promising discounts that will disappear if you don't act soon. Daily-deal sites take that technique up a notch by pumping up the discounts (most Groupon ads promise something in the vicinity of 50 percent off) while constraining most of the deals to last 24 hours or less.

If you're using these sites to save on something you were already going to buy, don't worry about it. But if you find yourself constantly buying restaurant coupons and teeth-whitening services, you're probably spending too much.

*Seeing Movies in Theaters*

There was a time when going to the movies was defensible. Back then, movies tickets were relatively cheap, and if you wanted to watch a movie at home, you were paying to rent a VHS and watch it on a standard-definition TV.

But now ticket prices have run amok, while at-home entertainment options have improved by leaps and bounds. Prices for HD TVs are better than ever now that demand has bottomed out, and you can instantly access thousands of movies by subscribing to Netflix, Amazon or another streaming service. For the cost of one movie ticket, you can get two months of Netflix and watch a new movie every night.

It's not always easy to skip the theater when there's a new release out that you really want to see. But if you can wait for it to show up in Redbox, you can save more than 90% over the ticket price (and skip the concession mark-up, too).

*Chasing Rewards points*

If your credit is good enough to qualify for a no-fee rewards card, and you're not using one for your purchases, you're leaving money on the table.

But it's also possible to go too far in the opposite direction, and get completely out-of-control in the pursuit of credit card rewards points. If one of your 5 percent bonus categories is restaurants, that doesn't mean you need to run out and max out the category with $1,500 in restaurant in spending just to get $75 back. You wouldn't spend hundreds of dollars at a department store just to get a 5 percent discount; why would you do it to get rewards points?

That's not to say that you should never change your spending habits to chase rewards points. If you can get a really significant sign-up bonus for spending a lot of money in the first few months -- say, $400 cash-back for spending $3,000 in the first three months -- then it makes sense to shift your spending onto that card and maybe even loosen the purse strings a bit to get to that threshold.

And you can also max out your categories through creative spending. Let's say you go to Starbucks a lot, and it's a 5 percent category this quarter. If you don't expect you're going to reach your limit over the course of a quarter, you can use that rewards card to buy a Starbucks gift card, get the points, and then use the gift card to buy your coffee once the bonus expires.

But as a general rule, you want to be very careful that the promise of cash-back doesn't make you cash-poor.

*Getting Lazy About Recurring Bills*

Many American joined gyms back in January as part of their New Year's resolutions to get healthy. And if you were one of them, there's a pretty good chance your visits to the gym probably dwindled until you're hardly going at all. You may even have stopped going altogether.

But unless you went ahead and canceled your membership, your gym is probably continuing to charge your card every month for a service you no longer you use. Maybe you'd forgotten about this recurring charge, or maybe you just convinced yourself that you should leave it be, so as not to resign yourself to the fact that you've ditched your New Year's Resolution.

This is the worst kind of spending habit: the kind that persists through inaction and inertia. And it's not limited to gym memberships: subscription services like Netflix likewise use automatic billing, because they know you're more likely to cancel your membership if you have to sit down and assess things every month when it comes time to re-up.

Our tip: Go through your budget and give serious thought to whether each recurring charge is something you really need. You might even find yourself canceling big charges like your cable if you realize you've stopped watching.
